Selling Process

 

  • Initial negotiations - which may consist of offer and counteroffers by Buyer and Seller(s) until compete agreement is reached by both parties. (Effective date is when the last part signs in agreement)
  • Buyer(s) gives information and documents to mortgage company to have loan approved by Lender. Mortgage Company orders appraisal.
  • Agent request title search and provide information on buyer and seller to Title Company.
  • Buyer has ten (10) days from effective date to have home inspection done or lose repair provision. Be prepared for 2-4 hours of inspection on your property. Report from inspection may take 1-3 days to be submitted to your agent agent.

 


 

  • Agent and seller discuss repairs discovered in inspection and per contract repairs to be done. Then agent speaks with buyer's agent also on repairs to be made per contract.
  • Within fifteen (15) business days agent to have from buyer's mortgage company a loan commitment.
  • Agent orders survey and pest inspection via title company, and discuss any repairs per inspection report with seller and buyer's agent.
  • . Closing date is set
  • Walk thru on property at least one day prior to closing.
  • Closing - seller is reminded to take 2 photo identification.
  • Receive keys to new home- Congratulation
